Compliance

Smoke Alarms

  • At least one on every level (including basement)
  • Outside each separate sleeping area (within 10 feet)
  • Battery Operated **New State Requirement**
    • Any Smoke Alarm that is strictly battery operated must be a 10-year sealed battery, no replaceable battery units permitted as of January 1,2019
  • Hardwired must remain hardwired, battery cannot be substituted
  • Must be listed in accordance with ANSI/UL 217
  • **New Requirement** Monitored or past monitored systems (i.e. ADT Type)):
    • Must be tested by a certified Division of Fire Safety certified contractor or electrician.
    • NFPA 72 report must be procided PRIOR to the inspection
    • May not be removed without proper Building Department permits and approvals

Carbon Monoxide Alarms:

  • Required in all dwelling units in buildings in on- and two-family or attached single family dwellings except those that do not contain a fuel burning device or have an attached garage.
  • Outside each separate sleepign area (within 10 feet)
  • Can be battery, plug-in, or hardwired
  • Must be listed and labeled in accordance with UL2034

Portable Fire Extinguisher

  • Installed within 10 feet of the kitchen in the path of egress
  • Readily accessible and not obstructed from view
  • New Amended State Requirement** Must be mounted, using the manufacturer's hanging bracket so the operating instructions are clearly visible
  • Shall be an approved listed and labeled type with a minimum rating of 2A10-B:C and no more than 10 pounds (must have a hose on it)
  • Owner's Manual or written operation instructions shall be provided during the inspeciton and left for the new tenant
  • **New State Requirement Extinguisher must be purchased recently or serviced and tagged by a certified Division of Fire & Safety contractor within the past 12 months
  • Top of the extinguisher shall not be more than fix (5) feet above the floor

Smoke Detector Maintenance

Maintenance of smoke detectors is very important

  1. Test smoke detectors monthly.
  2. Install fresh batteries at least twice a year. A good way to remember is to change batteries when the clocks are changed in the spring and fall.
  3. Never disable a detector by removing the battery because it goes off or "chirps". There is always a reason why it is going off even if you do not see or smell smoke.
  4. When the battery starts “chirping”, it is an indication that the battery is low.
  5. Clean detectors with a vacuum cleaner. DO NOT remove the cover to clean dust and spider webs from detectors.
  6. Never paint any part of a smoke detector.
  7. Replace smoke detectors that are 10 years old.
  8. Make sure everyone in your household is familiar with the alarm’s sound. Plan an escape route and a meeting place.
  9. Make sure there is a smoke detector on every level of your home including the basement.

Recommended Locations

Centralized Bedrooms

Shall have a minimum of (1) smoke detector and (1) carbon monoxide detector within (10) feet of each sleeping area. (Combo units are acceptable)



Non-Centralized Bedrooms

Shall have a minimum of (1) smoke detector and (1) carbon monoxide detector within (10) feet of each sleeping area. (Combo units are acceptable)



Multi-Level Homes:

Shall have a minimum of (1) smoke detector on each level. If there are multi-level bedroom, (1) carbon monoxide dector required within (10) feet of each sleeping area.
